Living and working in Tokyo will be an experience unlike any you’ve ever had. There’s always something new to uncover; and the city is host to countless nationalities, cuisines, and cultures. That means you’ll never be short of new experiences.

Carefully structured to benefit your career, you’ll work with speakers and coaches while undertaking sessions in leadership, communication, and more.
You’ll leave empowered to apply your new knowledge to your internship.
While in Tokyo, you’ll have the amazing opportunity to undertake a 1-to-1 career session. With the guidance of a qualified coach, you’ll use this time to consider your career; your strengths, weaknesses, skills, aspirations, and more.
You’ll have a busy diary full of meetings, community events, and trips; so pencil this appointment in at a time that works for you.
Some interns opt for an early appointment. This is a great way of making the most of your internship; you’ll be able to set out a plan for the weeks ahead. Alternatively, you might prefer to take your session in the middle of your time in Tokyo. That’s a good choice if you want a balanced session; half-focused on your successes so far, half-focused on your remaining time in the city.
Or, you might want to have your career meeting near the end of your internship. A late appointment is a great way of looking back over your course, all while planning the next steps of your career.
And at any time in your program, you can access personalized career advice and interview tips.

A property internship will be a varied and challenging experience! Here’s the kind of tasks you’ll be undertaking while in Tokyo:
– Assist in the appraisal management process for clients (including major banks, pension funds, insurance companies)
– Compile quarterly market research reports
– Review ARGUS and MS-Excel valuations models for accuracy and detail
– Update online property listings – including photos and descriptions

The Japanese are always polite and respectful. If you ever need advice or help getting around, they’ll be first to offer it. Helping you settle in will be your fantastic Beyond Community. Approach the iconic silhouette of Mount Fuji, a world-famous landmark. The amazing views can be enjoyed by climbers or non-climbers; if you’re feeling adventurous, pick a hiking trail and head on up! On a clear day, you’ll get an unmatched view of Tokyo; there’s truly nothing else like it.
To the Japanese, attention to detail is everything. Learn all about the intricate process of traditional Japanese tea-making, all while donning a traditional kimono!
Visit a delightful interactive museum that showcases modern Japanese digital art technology at its finest!
Throughout the program, your Tokyo Community Coordinators will be by your side, providing friendly support, and lots of fun and memorable experiences.
You’ll be keen to learn what life in Tokyo is like. That’s why we’ve put together a snapshot of a typical program, based on a 6-week internship.
You’ve finally made it to what you’ve been waiting for: Tokyo. As you step off the plane, savor the feeling; you’ve just moved to a brand new city! Allow us to get the ball rolling; we’ll meet you at the airport and whisk you straight to your new accommodation.
Use your first day to unwind. That could mean kicking back in your room, or heading straight back out the door to explore your new surroundings. Either way, join us on day two for your Tokyo orientation; we’ll get you up to speed for the coming weeks. Afterwards, it’s time to introduce yourself to your fellow interns, all over some delicious Japanese food.
You’ll be excited to begin your internship, so meet your colleagues and dive in! After a busy first day, you can unwind at a community dinner – this time, why not something international? Relax over Italian pizza or an Indian curry; afterwards, head home. You might take a peaceful walk along the Sumida River, or navigate Tokyo’s high-tech public transport.
You’ll be regularly challenged by your property internship. So early on is a good time to take a skills workshop. Here you’ll work with coaches to sharpen your existing skills and gain some new knowledge too. You’ll leave empowered to apply your new skill-set to your internship, impressing your colleagues!
Take a break from your hectic work schedule with your first day trip. Head over to Mount Fuji for some breathtaking views; then center yourself by a traditional Shinto shrine or the tranquil Lake Kawaguchi.
By now, you’re settling in nicely to your property internship. Whether it’s compiling monthly financial reports or assisting management with property appraisal, your skills are increasing. So head out with your manager to a nearby café and discuss your progress so far.
You’ll be constantly meeting a range of professionals while in Tokyo; so you’ll have started building a list of contacts already. We’ll help by sending out regular invitations to professional networking events. Head along and gather as many prestigious contacts as you can.
Next, it’s time for your second event. You’ll learn the secrets of traditional Japanese tea-making, while wearing the traditional kimono!
You’re feeling wistful as your internship nears its end. Tokyo is your home now; you’ve gained amazing professional experience, life-long friends, and an incredible array of industry contacts. You’ll be sad to leave, but it’s been a worthwhile experience.
You’re in a reflective mood, so now’s a good time to pencil in your 1-to-1 coaching session. Look back at your time in Tokyo; what went right, and what can you learn from? Here you’ll also start planning the next steps of your career.
By now, you’ve really got to grips with the Japanese cultural scene, so it’s time for one last tour. Journey to the heart of Tokyo’s thriving nightlife with a visit to Shinjuku. Visit bars, restaurants, and karaoke rooms as you immerse yourself in this slice of Japanese culture; all lit by a neon glow.
And before you leave, you’ve got one last event to attend: the farewell dinner. Congratulate your friends on a job well done – you’ve all thrived while working here. As you eat, swap contact details and pledge to stay in touch. Afterwards, make sure you’ve made the most out of Tokyo before you go. See a sumo match, walk across the busy Shibuya Crossing, or head to the Edo-Tokyo Museum for some local history!
And as your plane flies out of Tokyo, say goodbye to your second home. You loved it so much that you know you’ll be back before long.

Our Tokyo housing partners are chosen according to our rigorous safety, quality and cleanliness standards. The housing we offer is mainly student accommodation or shared apartments. So your roommates will be fellow Beyond Interns, students and other young professionals; it’s a great way to build a local community.
You’ll have your own private bedroom with shared communal spaces (kitchen, living spaces etc). All rooms come with bedding, Wi-Fi, and often have a desk. Locations will vary but you’ll always be placed close to public transport. Depending on the location of your firm, we try to ensure your commute time is no more than 30-60 minutes.
We’ll confirm your exact accommodation and location around 3-4 weeks before your Property & Real Estate internship begins. This is due to the demand for short-term accommodation and ever-changing availability.
